The location is nice and the people are friendly, although they don't speak English very very well.
Noisy area with a bar next door. As the walls were very thin we even could hear the conversations and television of the neighbours.

The hotel is located right on the beach but that is where the positives end unfortunately.
The room was disgusting. The bed was filthy and clearly hadn't been changed since the last person - sheets were smelly and there was a lot of sand in the bed. The bathroom was disgraceful with toothpaste remnants still evident on the sink. There was also no toilet roll. We told the staff member that we weren't happy with the room and he moved us to a nicer, larger room. Still wasn't clean but was less like a prison room than the first one. We only stayed one night and then discovered the Serendipity Beach Resort around the corner... If you are staying in Sihanoukville in the next few weeks then stay here... It's just $30 and is a great hotel. They are still building it which is why it's cheap but the rooms that are finished are great.

It is right on the water at Serendipity Beach.
Our room looked like the 'spare attic' with the advertised 'fourth bed' for our daughter being a mattress literally thrown on the floor, mismatched threadbare (sandy) linen and a ceiling that is caving in.

The staff is very helpfull even with minimum resources they really tried their best.
I got that room for the wifi but the wifi for the rooms won't work. You have to stay outside the restaurant to use it.

location is ok. Some staff have no idea what is going on, so I could not use the credit card for the first night, also they could not find my reservation the first day. they found it on the second day . I had to ask three times for a chair on the so called balcony. Restaurant was not attractive, so I did not eat there. Some of the staff is just not trained. Nice people though. some staff is better than on the other shift. seaside is full of rocks and the beach is dirty, but this has nothing to do with the hotel.

Location close to ocean side, but the beach in front of the hotel is full oct garbage and rocks. The beach for swimming is on the other side of the pier... But only 100 M. to walk.
The room we stayed in was like a sand box. Not very clean, and it is not possible to get the room cleaned during your stay either. Very overprices hotel in comparison to other alternatives near by. The only reason why why stayed here for 3 nights was that most other hotels close to the beach was full because of the chinese new year. We seen advertisements about this hotel, pictures of the beach etc. and it nothing like how it looks in reality.

The rooms were really low quality considering the price. The Serendipity Beach Resort hotel next door was cheaper and far more luxurious.

If there was a tsunami, we would have been safer than most visitors.
Just about everything! For the price we paid (twice as much as anywhere else we stayed on our month's holiday) I had wonderful expectations of a relaxing and comfortable stay. Huge disappointment when we were shown our deluxe suite. We actally had to ask for a different room. We were also asked to pay up front in full for our 4 nights. We had to ask for the bathroom to be cleaned, and that was before we even stayed there! Had to ask for towels, toilet paper, soap... A/C leaked all over our floor, and had to wring out bath towels several times a day to mop up puddles. Loud music until 6am next door. Looks like one giant second hand store.

Located on the beach - but next to the jetty/pier, water not really clean...plus smelly in the morning...would not go swimming there except if you wish to collect plastic bags !
Aircon not working in the 1st room (since ages apparently, but staff acting like surprised...), so they moved us to a room in the back, room ok but bathroom smelly and overall disgusting), could not use the fridge during 3 days because they come to turn it off when they are on generator (quite very often), forget about your room cleaning (it looks like the staff tries to avoid you, in case you would ask something...BUT For the payment upfront of the 3 nights, they are present...), breakfast of bad quality with a hair in my eggs (...), laundry at 1.5 usd /kg, in brief : definitely overpriced ! Ah, and wifi most of the time not working...cherry on top...

This hotel is very close to the action (so it can get a bit noisy - take earplugs) - so if you want to party it may be the place for you. The hotel is in need of alot of maintenance - maybe even a bulldozer - definitely overpriced compared to other accommodation in Cambodia.
